1. Portal Tierras Altas

- Location: in the heart of San Salvador, on the 3rd exit of Redondel Líbano. Its proximity to La Escalon makes it an interesting option to consider if you want to move around the heart of the city. It is close to Redondel Masferrer, which is kind of a landmark and recently renewed public area. The area has pharmacies, gas stations, restaurants and groceries store within a 5 range mile.

2. Portal del Casco

- Location: Antiguo Cuscatlán, across from Estación del Casco Mall in the heart of San Salvador. Portal del Casco is a recently built gated community. It is strategically located on the borderline between Antiguo Cuscatlán and San Salvador. It has 5 shopping malls within less than a 2-mile range. These malls have all types of restaurants, grocery stores, pharmacies, and lifestyle stores, including 2 movie theaters. It is also close to the American School and Colegio Highlands which are both bilingual schools.

Merliot Zone
3. Residencial La Montaña

- Location: Ciudad Merliot, Santa Tecla. Residencial La Montaña is located in the outskirts of El Volcán de San Salvador with amazing, fresh, weather and within close proximity of highly recommended tourist attractions. A calm and private complex with luxury homes. It is located close to Plaza Merliot, a small mall that has the essentials: grocery store, pharmacies, lifestyle stores among other amenities. The nearest bilingual schools are the French and the British school, located next to each other within less than a 2-mile range.

Santa Tecla Zone
Santa Tecla zone has a good concentration of gated communities within a 2 mile range. Starting with Residencial Palmira, Residencial Las Piletas, Quintas de Santa Elena, La Florida and Los Sueños.
They are all located almost one after another. In the zone you can find 2 convenient malls that have groceries stores, pharmacies, all types of banks and ATMs, a couple of gas stations, small shops and restaurants. A highlight for the zone is the sports mall called Be Sport, a fully equipped gym, including a swimming pool. We can even call it the sport district, because you can also find paddle and squash courts, gymnastics, soccer fields, yoga and spinning studios among other amenities. Within the same range, there’s Antiguo Cuscatlán Bilingual school. The zone is also close to the French and British School. You have everything you need in proximity and at the exit to hit the highway to La Libertad.
4. Residencial Quintas de Santa Elena

- Location: Nuevo Cuscatlán. Quintas de Santa Elena is built in a jungle-like ambience, with nice, fresh, weather and houses with luxury finishes. Since the lots are estate-like lots, houses have a lot of space, allowing neighbors privacy. The gated community is in a developing area within 25 minutes from La Libertad.

5. Residencial La Florida

- Location: Nuevo Cuscatlán. Residencial La Florida is a project that started in 2019 with the idea of providing more than just homes in a private complex. They also have apartment complexes within the same gated community. It is located in the sports district, next to the paddle courts.

6. Residencial Palmira

- Location: Santa Tecla, on the highway to La Libertad and right next to La Joya convenience mall. This mall has the ‘Dollar City’ which is basically a dollar store with great finds — everybody loves it!
- Property type: estate-like residential lots and houses, because of the distribution of the lots, there’s a feeling of privacy and intimacy. Houses are not wall to wall.
- Amenities: country clubhouse, outdoor gym, kids playground, easy access to nature and the outdoors
7. Quinta Residencial Las Piletas

- Location: Santa Tecla, right next to Palmira. This gated community is divided into 3 different private complexes, all belonging to Las Piletas; and they are all located next to each other.

8. Residencial Los Sueños

- Location: Nuevo Cuscatlán, right across Quinta de Las Piletas. This gated community is located at the exit of La Libertad highway and right next to Plaza Los Sueños, a convenience mall that has beauty salon and barbershops, a couple of restaurants, art supplies shops and nice boutiques. It has a small skate park in the playing area and has several outdoors spaces to enjoy.

9. Residencial Villa Bosque
- Location: Santa Tecla, on the highway to El Puerto de La Libertad, less than 1km ahead of Quintas de Las Piletas. It is located between La Floresta and El Maya bilingual school, and Tigo – a telecommunications company in Via del Corso, in Tuscania, our next pick in the list.

Zaragoza Zone
Zaragoza is the first city on the highway to La Libertad outside of Santa Tecla and San Salvador. It is 10 minutes away from Santa Tecla in the coast direction and 15 minutes away from reaching El Puerto de La Libertad. It is a developing city that has a small convenience center in the heart of Zaragoza.
9. Residencial Tuscania

- Location: Zaragoza
- Property type: estate-like residential lots and house divided into 3 projects: Valle Tuscania, Villa Tuscania and Via del Corso, a sustainable urbanist complex. The complex has Colegio Maya – a bilingual school built in it, as well as Piazza Centrale a small convenience mall, and Tigo – telecommunications company– headquarters. There are also soccer fields and tennis courts among other amenities.

10. Residencial El Encanto Villas & Golf

- Location: San José Villanueva, Zaragoza
- Property type: estate-like residential lots and house built in an exclusive and luxury country club that has a golf course in it. The country club hosts wedding receptions, and fashion shows. It has an infinity pool with a view to the golf course. It’s next to the highway, right in the middle between Santa Tecla and El Puerto town. The nearest convenience mall is Piazza Centrale in Tuscania with a few options like a pharmacy, a convenience store, and a couple of restaurant options. It is a very nice complex if you are more into a retirement investment.
